MAB Property Management LLC is a professionally licensed, fully insured management company with 45+ years of experience and over 75 residential units under management.

Services included in your management contract:

  • Rent collection, e-pay rent
  • Direct deposit (optional) for owner payment
  • Owner portal for direct access to property information
  • Tenant portal for reporting and managing all service requests
  • 24/7 365 emergency service via full-time monitoring of dedicated phone lines
  • Regular monitoring of grounds and common areas
  • Access to a select group of MA licensed professionals

 

Additional Services (see Compensation Structure below)

  • Repairs by a MA licensed general contractor
  • Rentals by a MA licensed real estate broker
  • Complete snow removal services
  • Complete landscaping services
  • Building upgrades and improvement estimates available by request

 

Compensation Structure

  • Base cost is 8% of gross monthly rental income (billed monthly)
  • Non-emergency repairs (M-F 9:00 a.m. - 5:00 p.m.) billed at $80 per hour for skilled craftsmen (e.g. licensed construction supervisor or MAB company officers); $60 per hour for skilled laborer (one hour minimum)
  • Emergency repairs outside of M-F 9:00 a.m. - 5:00 p.m. are billed at a $50 premium plus standard rates
  • Repairs requiring a licensed contractor (i.e. plumber, electrician, etc.) are billed at their rate plus a $45 facilitation fee
  • Rental (qualifying and leasing) is billed at 100% of one month's rent for new tenants and 50% for renewals
  • Complete snow removal services (Cost TBD based on scope of service)
  • Complete landscaping services (Cost TBD based on scope of service)
